Redfin is one of the largest real estate agents in the United States that offers service of a traditional agent with a competitive commission. It is important to separate Redfin services into three distinct categories: a real estate agent, a referral network and a direct cash buyer.

This review is focused on its operations as a real estate agent and a referral network. RedfinNow is further segregated into its own category because it operates as an investor and not a professional agent service model built to represent consumers.

Redfin went public in 2017 with an IPO that has raised $138 million and have thus saved consumers millions in commissions over typical rates offered by traditional real estate brokers. However, Redfin’s operations as a referral network result in an inefficiency known as reverse competition and possible price fixing. Such practice may result in lower quality of service and higher commissions due to added fees.

Agent Listings
Redfin Agents are salaried employees who are also paid bonuses based on client feedback and are not motivated by commissions. Redfin Agent Listing includes posting home on the MLS and MLS Aggregator services, professional photos, 3D tour and all typical services offered by a traditional real estate agent. Redfin gives sellers access to a well-designed dashboard to track buyers viewing your home and other communication features.

Where Redfin cannot directly serve consumers, the company relies on a referral network of approximately 3,100 independent agents at other brokerages. Approximately 40% of all real estate transactions originated by Redfin are executed by this referral network.

Referral agents pay 30% of their commission back to Redfin when they close a transaction. Once Redfin refers a customer to a Partner Agent, that agent, not Redfin, represents the customer from the initial meeting through closing. In the past, Redfin had actively dictated that Partner Agent commission listing rates are set at 1.5%, or that Partner Agents issue rebates set at 15% to buyers (15% went to Redfin as a kickback.) Redfin has since revised this policy because it violates antitrust law.

In the United States, all independent brokerage fees are always negotiable and each real estate agent establishes its own policy for a fee structure, amount of commissions, and the sharing of any listing commissions.

Price fixing is prohibited by antitrust legislation. To fix, control, recommend, suggest or maintain commission rates or fees for other agents' services is an improper practice. Redfin Corporation has recently stopped such blatant price fixing strategy, where a statement on the company’s website now reads: "Since Partner Agents aren't employed by Redfin, we can't guarantee our 1%–1.5% listing fee or offer a Redfin Refund for customers who work with a Partner Agent." This statement means not only that Redfin "can't guarantee" these savings, but also that consumers shouldn't expect to receive savings from a Partner Agent.

Redfin still heavily engages in market-allocation and consumer brokering practices in their efforts to earn referral fees, instead of actually providing representation services. In 2019 Redfin has made a massive move by allowing with RE/MAX brokerage to participate as Partner Agents, where consumers are "sold as leads" to RE/MAX brokers for 25% cut of their commission.

Consumers a highly likely to overpay for listing commissions and receive little or no refund using Redfin Partner Program, when buying or selling a home, because the added 30% referral fee makes it impossible for Partner Agents to negotiate a fair market rate.

By utilizing Partner Agents, consumers are not just getting nothing, but are being subjected to thousands and sometimes tens of thousands in useless fees paid for the privilege of getting connected to a random agent.

Redfin Partner Program is one of the worst consumer brokering programs in the market because it implies that consumers will get a lower listing rate, or a refund from the Partner Agent shown on the Redfin website, but due to price fixing antitrust law this is not true.

Consumers should absolutely avoid using Redfin Partner Program agents.

Concierge Service
In November 2017 Redfin has launched a program called Concierge Service in select areas that offer home sellers added benefits of coordinating, supervising and paying for services such as deep cleaning, painting, staging, and landscaping in exchange for a 2% listing fee.

Redfin directly competes with legitimate buyer's agents and several broker-to-broker blanket referral fee schemes, including Opendoor Brokerage, Sold.com, OJO Labs, Xome, effectiveagents, LemonBrew, Nobul, topagentsranked, Clever Real Estate, myagentfinder, UpNest, and others.

It is important to remember that Redfin systematically refers customers to Partner Agents and heavily profits from broker-to-broker collusion. More than 40% of all transactions originated by Redfin are 'farmed out' to Redfin Partner Agents who all work for competing brokerages.

What are the pros and cons of Redfin?

Pros: when working with a Redfin agent (and not a Redfin Partner Agent,) a homebuyer can negotiate a legitimate refund from the buyer's agent's commission and a home seller can save on home listing fees.

Cons: there is one main disadvantage to Redfin. When working with a Redfin Partner Agent, consumers are hiring two brokers for the work of one. Redfin takes a hidden 30% referral fee while Redfin's Partner Agents willingly participate with Redfin in a broker-to-broker blanket agreement referral scheme.

Summary: Redfin offers legitimate buyer's refunds and listing savings to consumers. However, Redfin cannot legally organize competing brokers into a Partner Program because blanket referral agreements, price fixing, consumer allocation, and market allocation between licensed real estate brokers in the United States are prohibited.

Beware of Redfin agent Mario Urutia, my experience with him as I go through my divorce have been very disrespectful and unprofessional as he placed a for sale sign on the property as I had already informed him of my at home business. "I would not recommend Rosalinda Swartz (realtor). My fiancé just purchased a home that she listed. She is extremely unprofessional with her communication and rude to say the least Today was the day of closing and she purposely did not answer title companys call or email bc she was upset that we closed a day late. As you know in this business anything could happen. Sellers/Buyers do not have any control over banks/title mishaps. Are you kidding me? Her sellers had to contact her in order for a form to be signed to complete transaction. Her lack of professionalism and inability to show flexibility is surprising. I do not recommend ever doing business with this realtor."

Nightmare. Realtor is unresponsive to urgent requests with advance notice. Apparently does not work weekends and have now lost a deal due to an unresponsive sales rep. I do not at all recommend.

My son and his fiancee recently purchased a townhome on Central Park Circle in Alexandria, Virginia, and were represented by a Redfin agent. I believe it was a Long & Foster listing. They were encouraged to waive the home inspection, and even the appraisal (which I did not know the lender would do), and insert an escalation clause into the contract in case they were outbid on their offer. They went along with this, afraid they would not get the home and, of course, the escalation clause kicked in taking the house from $410 to $422,500. I understand the term, "buyer beware," but they are obviously young and inexperienced as first home buyers. Encouraging first timers to drop inspections and appraisals, insert escalation clauses, only to find major work will need to be done after the fact, is not illegal, but it's definitely unethical and verges on immoral. My son removed the flooring on the first floor slab to find large cracks and a far from level surface. He is now in the midst of having the slab leveled. The seller inserted a new breaker panel because the lights were flickering and very dim. Once the kitchen fixture was replaced, aluminum wiring throughout the house was discovered, but much of the wiring was scorched because the wrong wire nuts were used on the old fixtures. The breakers are just 10 amp, so future use of electricity could be limited. The only working appliance is the fridge. Both the stove and dishwasher are shot. So a word of warning to home buyers who are stretched to the limit in this market, stand together and do not offer more than the asking price, and do not waive appraisals or inspections. If you have an agent representing you, as did our son, and they encourage this, please know they do not have your best interests at heart. If you are a seller, Long & Foster, Redfin, and most other agents are fantastic for you, but choose your realtor carefully if you are a buyer. Do not participate in the high pressure tactics these agents are using with escalation clauses and waiving important inspections.

I have no experience in actually being a customer of Redfin’s, however the experience I had with their agent Nora Parks guaranteed that I never will be- and I recommend you don’t hire Redfin either, but specifically don’t hire Nora Parks.

Nora Parks showed our house which is listed by our agent, not her, on March 15, 2020, On our Ring doorbell I heard her tell her customers that a small crack above our garage "is a big problem" and that "that’s going to be a bad day, they better get that fixed”, and also that “the crack means a pier is missing that should be there".
What she didn't know is we've had two actual foundation professionals look at the crack and say our house does not have foundation issues, one was during a foundation inspection just three weeks prior. I'm not sure what qualified her to make these false accusations about our house.
She could have picked up the phone to ask our realtor if that had been looked at, but instead she decided to present her uneducated opinion as fact.

I did escalate this issue within Redfin and asked for an apology from Nora Parks. The “apology” I received from Nora Parks was “forgive the conversation you heard between me and my customers”, not “I’m sorry for the bold faced lies that I spread about your house without thinking about the repercussions”- like she should have said.
I did also speak to the Senior VP of Operations at Redfin who apologized on behalf of their company.
As I told her I don’t think this is the type of image your company is trying to project, however your employees are a reflection of your company and Nora Parks’ actions were flat out unprofessional. I’m sure the only thing she’s sorry about is that she was caught on tape.
Again, Nora Parks is a completely unprofessional real estate agent that doesn’t think twice about lying- beware!

Very misleading! I used Redfin for my home search and purchase but was assigned to a partner agent instead. The experience listing our home with a partner agent was very frustrating. Their professional home photography was horrible. When we ended closing on a home I was denied a refund

As of 2017, if you list your home for sale with Redfin, they hide your house from potential buyers on competing web sites. For example, if you list a home on Redfin, it will not show up on Zillow. They want to sell your listing only to Redfin visitors, and this will hurt you as a seller.
